What is Daoment?
Daoment is an investment platform that enables participation in Mexico’s industrial real estate market, offering individuals the opportunity to own institutional grade properties that are leased to triple A tenants with USD denominated rents.

How does Daoment select its properties?
In addition to the property requirements outlined on our homepage, Daoment employs a disciplined approach to property selection, focusing on the following three principles:
- Favorable contract terms with strong financial guarantees,
- Strict due diligence processes, including detailed physical property inspections, and
- Rigorous market research and understanding.
By integrating these strategies, Daoment ensures that each property selected for investment meets high standards of potential return, financial security, and strategic value.
How is rent distributed?
Rent is distributed quarterly, deposited directly into each investor’s bank account. Additionally, investors receive quarterly summaries that provide insights into the investment performance, historical distributions, and future projections.
What happens when a property is sold?
Proceeds from sales are distributed among investors in proportion to their respective ownership stake in the fund.
Who manages the properties?
Daoment oversees capital expenditures and lease negotiations. For daily operations, we collaborate with leading property management firms in the industry.
Who can invest?
The platform is open to both individuals and corporations worldwide, however, all investors are subject to a KYC process to ensure compliance with Mexican law.
How can I exit my investment?
The investment includes a lock-up period that lasts until January 2027. Following this period, the investment will become liquid, enabling investors to sell their stakes in the fund at their convenience. To facilitate this process, investors may request assistance from the fund to locate a new buyer. Please notify us one quarter in advance of the desired sale amount to ensure a smooth transaction.

What type of properties does Daoment offer?
We specialize in acquiring fully developed properties and developing build-to-suit or speculative construction projects. All our properties are Class A industrial buildings featuring world-class infrastructure.

What criteria are used to select and approve projects?
Daoment prioritizes projects where it can retain at least 50% of voting shares, leasing contracts are with international tenants with corporate guarantees, USD-denominated rent, and a minimum leasable area of five thousand square meters. All projects require final approval from the Advisory Board.
